You'll also explore the various types of criminal defenses,

Criminal Law
Intro II
Explore the very real world of prosecutors, defense
attorneys and detectives in this fascinating explanation of
every phase of a criminal prosecution, in this course that
continues an examination of criminal law. This course
reveals how law enforcement officers investigate a criminal
case and examines issues regarding warrants, indictment and
the trial of a criminal suspect. Along the way, the
instructor (a former major-felony prosecutor) will dispel
some of the common myths about criminal law and reveals the
often-ignored but fascinating world of day-to-day criminal
practice. Each lesson investigates a particular phase of a
criminal case, from both the prosecution and defense
viewpoints, including actual court documents to illustrate
the procedural steps that all criminal cases follow, from
arrest to appeal. The instructor uses his extensive
experience as an Assistant District Attorney (including
appearances on Court TV) to explain criminal prosecution in
an entertaining and engrossing manner. Throughout the
course, you will encounter a wide variety of characters,
from the defendant who refused to wear clothing during his
trial, to timid armed robbers and charming burglars, all of
whom help explain various aspects of the criminal justice
system in a manner that many students have found
enthralling. This course, an excellent follow-up to
Introduction to Criminal Law, focuses on important issues
and Constitutional provisions, but never forgets that law
is, ultimately, about people.

Debt
Elimination Techniques That Work
If you are like most people, you are drowning in a sea of
debt and looking for someone to throw you a lifeline. Well,
this course is that lifeline. You will not be pointed to
debt consolidation in this course. It just does not make
sense to use more debt to solve a debt problem. This course
will teach you a specific and workable strategy that will
get you out of all debt--including your mortgage--in the
shortest possible time. The strategy presented is not new,
nor is it rocket science. It is a simple, easy-to-understand
method that just flat out works. However, getting out of
debt is only part of the answer. You will also be pointed
down a new path concerning spending, saving and handling
money that will keep you out of debt forever. It does little
good to be rescued only to be thrown back into the same
situation again. If you want to stop the financial
hemorrhaging, keep more of your hard-earned money, reduce
stress, get more enjoyment out of life, and possibly even
save your marriage, this is the course for you. Note: no
insurance, investments, or get-rich-quick schemes will be
offered.

Evidence
Law
As courts get more crowded, busy attorneys are relying more
and more on paralegals, legal secretaries, and law clerks to
help them gather and evaluate evidence and prepare cases for
trial. If you're interested in working in one of the most
important and exciting areas of law, this course will
provide you with the background information you'll need to
get started. You'll learn basic principles of the law as it
deals with the gathering, preparation, and presentation of
evidence in both civil and criminal cases. You will learn
what evidence is and how its use has changed and evolved
over the years into an intricate system which tries to
protect everyone's rights while still searching for the
proper and fair outcome in each case. The course will deal
with the methods of gathering evidence for use in a trial,
including the use of investigators, depositions, subpoenas,
and interrogatories. It will also deal with the preparation
of this evidence for use in trial by making sure it is
relevant to the case at hand and admissible under such rules
as the hearsay rule and the provisions of the Constitution.
The final aspect of the course deals with how the evidence
is actually presented to a judge or a jury. This includes
the order of calling witnesses, the use of experts, the
making of opening and closing arguments, and the various
other trial strategies involved in winning a trial. The
differences between civil and criminal law cases are
emphasized, and numerous examples are given from actual
cases tried by the instructor and others.

Keys to Successful Money Management
If you're
interested in discovering how most wealthy people amassed
their fortunes, this is the course for you. Contrary to
popular opinion, most of us don't achieve true wealth
through luck or an accident of fate. Just about anybody can
build wealth. All it takes is organization, discipline, and
a firm knowledge of how to proceed. If you're serious about
accumulating a sizable nest egg and living the life of your
dreams, this course will supply you with the knowledge and
skills you'll need to succeed.
You've probably heard amazing stories of people amassing
untold fortunes with seemingly little effort, finding
financial freedom through the magic of day trading, shorting
stocks, buying and selling commodities, playing the slots,
flipping real estate, or some other fad of the moment. These
stories sound too good to be true, and that's because they
are. All of those get-rich-quick schemes have three things
in common: they're unsafe, they're unpredictable, and they
tend to produce far more losers than they do winners.
The truly wealthy do not rely on risky games of
chance and raw luck to build their fortunes--they focus on
creating wealth out of what they already have. If you're
serious about living a better life by tapping into your
unfulfilled potential, we'll show you the way.
In this course, a certified financial planner will walk you
through the steps you need to take in order to achieve true
financial success. You'll become comfortable with the broad
array of investment choices available to you right now, and
you'll discover the best ways to acquire and accumulate both
cash and real property. We'll also discuss the tax
implications of your investment decisions, along with steps
you can take to protect any wealth you acquire.
REQUIREMENTS: Internet access, e-mail,
Internet Explorer or Netscape or Firefox Web browser.

Paralegal
Preparation 1
If
you're interested in becoming a paralegal, this course is an important
first step. Paralegals, also known as legal assistants, help lawyers
prepare for trials. Paralegals are responsible for investigating the
facts of a case and review laws, legal decisions, and legal articles
that might be relevant to the case. Paralegals may also prepare written
reports, arguments, pleadings, and motions. Paralegals are also often
charged with organizing and tracking files, and may also draft
contracts, estate plans, agreements, and other common legal documents.
Demand for paralegals continues to be strong as more and more private
law offices are turning to paralegals to help them reduce costs and
provide more legal services in less time. This course provides an
overview of the American judicial system focusing on the origins of
American law and the litigation process.

Real
Estate Investing
Have you ever heard the old saying, "Buy low, sell high?"
News stories about the softening real estate market might
scare away some novice investors. Experienced investors,
however, recognize weak markets as opportunities to pick up
bargains. When there are more sellers than buyers, your
chances of getting a good deal go way up. In fact, many
investors make more money in a down market than in a strong
one. In many areas, now is the time to buy before prices
start climbing again. In this course, you'll learn how to
make money in any area, in good times and bad, even if you
have little money to start with. Real Estate Investing
includes specially designed worksheets and hands-on
activities to take the guesswork out of your investing
efforts. By emphasizing systems and service, this course
will help you do more with less effort while serving the
needs of your buyers and sellers. We’ll start by developing
a plan for your own investing efforts based on your
personality and investing objectives. We’ll cover the proven
methods used every day by full-time, professional real
estate investors. You’ll learn how to invest in
foreclosures, manage a rehab project, and build your team of
real estate professionals (title officers, lawyers,
accountants, mortgage brokers, appraisers, and more). We’ll
also explore the effects of higher interest rates and cover
alternative strategies for a changing market. By the end of
the course, you’ll be working toward your first (or next)
deal. This course provides straight talk about real estate
that will help you profit from the tremendous opportunities
available to investors right now. REQUIREMENTS:

Real
Estate Investing II: Financing Your Property
Congratulations! You've found the perfect investment
property! Now the real work begins: How are you going to pay
for it? And how much profit will you make? Financing your
new purchase is hands-down the most confusing piece of the
puzzle for buyers investing in real estate. Where do you go
to get a good loan? How can you be sure that your investment
will make money? What's the best strategy for the market
we're in? In "Real Estate Investing II: Financing Your
Property," we'll demystify lending and the world of real
estate finance so you know exactly how to profit from your
investments. In today's market,
you can get burned by not doing your homework, or by just
buying a property and hoping it goes up in value over time.
Few investors take the time to really do in-depth analysis
on a potential investment. Either they don't know how to do
financial analysis, or they find it difficult or
unnecessary. Then they wonder why they didn't make as much
money as they hoped, or why they didn't sell when they
should have. Instead, smart investors take a little time up
front to "crunch the numbers" and do thorough financial
analysis before committing to a deal. If you have the right
information and tools, financial deal analysis can be easy,
and yes, even fun! "Real Estate Investing II: Financing Your
Property" will help you uncover the secrets of deal analysis
so you can stretch your investment dollar further than ever.
If you're looking to create cash flow, invest for
retirement, or simply build wealth, you need to understand
how to crunch numbers and make decisions. "Real Estate
Investing II: Financing Your Property" will show you how to
improve your borrowing power, create more cash flow, and
maximize your investments. We'll also explore what to do if
you have credit challenges, are self-employed, have a heavy
debt load, or want to invest in new construction or
commercial property. We'll look at how to easily perform
real estate investment calculations using specially designed
Excel worksheets that calculate investment returns, mortgage
amortization, cash flow forecasting, and many other
functions, even if you're allergic to math!
You'll discover how to find a good loan officer, what
questions to ask when shopping for a loan, and how to
increase your credit score by 30 points or more overnight!
You'll discover a loan that allows you to pick how much you
pay each month. You'll also learn about a new loan product
that allows you to pay off your mortgage in less than 10
years without making additional payments or paying more than
an interest-only payment! Designed for old pros as well as
novice investors, this practical, straightforward guide will
shine a light on real estate finance and the mortgage
industry, and will walk you step-by-step through the loan
process. With special sections on commercial and
construction loans, this course will demystify the lending
process and put you on your way to financial freedom. Combined with our first course, "Real Estate Investing,"
you'll have all the tools you need to make your real estate
investing efforts a success!

Winning
Strategy for the Courtroom
Have you ever wondered what really goes on in court? It’s
not like you see on television. Is your lawyer handling your
case correctly in and out of the courtroom? How would you
know? Learn what it’s all about and what it takes to win in
civil court from an experienced attorney who has tried and
won hundreds of cases. You'll find out how the system really
works, and which common mistakes often lead to defeat.
You'll examine the fine points of how attorneys prepare for
cross-examining witnesses and prepare legal arguments, as
well as how they prepare legal briefs and memorandums. This
is your opportunity to enter the challenging world of the
trial lawyer—it's nothing like what you may have seen on
television or in the movies! Come with me from the initial
client interview, to the discovery of evidence, to the
actual trial of a hypothetical case. As we prepare the case
you’ll get many opportunities to become a legal assistant
and help develop strategies for use both in and out of the
courtroom. For example, how would you try to get the other
side to settle an automobile accident case? Or what would
you say to a judge if you were arguing a case? Hopefully,
you’ll never need to hire an attorney, but just in case, why
not be prepared to ask the right questions and make the
right decisions. This course is a must for clients,
potential clients, legal professionals, and even just those
who are curious to know if TV lawyers can “really get away
with that.”

Worker's
Compensation
Anyone considering a career as a paralegal should have a
firm understanding of workers' compensation law. The reason
is simple: You're far more likely to be involved in workers'
compensation cases than criminal law cases, intellectual
property cases, or even business disputes. The only types of
cases that are more common are personal injury or medical
malpractice, both of which have very strong ties to workers'
compensation law. Knowing the ins and outs of workers'
compensation is an absolutely essential skill for any
paralegal. Having a solid foundation in this field of law is
also a great way to land a job with a private law firm or
local, state, or federal governments. This course presents
workers' compensation in a straightforward and enjoyable
manner. It follows up on other courses taught by a popular
legal instructor who has created criminal law and legal
nurse consulting courses that have earned strong praise from
students.
